The Inland Empire is the largest industrial submarket in the US, supported primarily by the ports of LA/Long Beach, and designed to offer large-scale logistics. The core submarkets within the Inland Empire are Ontario, Rancho Cucamonga, Fontana, Moreno Valley, and Perris; however, many of the best available big-box and land options are in the High Desert (Victorville, Hesperia, Barstow).
Greater Los Angeles/LA Basin
Greater Los Angeles is the premier infill market in California, comprising the South Bay submarket (near the Ports), the central Los Angeles cluster (Vernon, Commerce, City of Industry), the San Gabriel Valley, and the San Fernando Valley. Greater Los Angeles, being a tight market, is the default choice for last-mile, time-sensitive distribution.
Orange County
Orange County is a constrained, high-rent market with an industrial base centred on aerospace and precision manufacturing. Historically, there has been very little industrial availability in Orange County, and therefore, it is a premium infill warehouse and manufacturing market.
The Central Valley in California
The Central Valley in California has emerged as the core growth and value corridor for the entire state. San Joaquin County (Stockton, Tracy, Lathrop, Manteca) is the centralized area of big-box distribution along the I-5, I-205, and Highway 99 corridors supporting distribution to both Southern California and Northern California’s Bay Area. In addition to San Joaquin County, major distribution and agricultural processing centers are located in Fresno, Visalia, and Bakersfield due to their affordable distribution and agricultural processing facilities.
The Bay Area/Northern California
The Bay Area/Northern California is home to: The Port of Oakland, East Bay distribution hubs (Hayward, Fremont, Tracy), the Silicon Valley portfolio of advanced manufacturing and R&D flex buildings, and a growing distribution corridor in Sacramento.
San Diego
San Diego is a very specialized market driven by cross-border manufacturing and trade at the Otay Mesa border with Mexico. It has a robust life sciences sector with a significant need for temperature-controlled, lab, and flex space.
